I have spent the last 20 years on the Real Estate
Roller Coaster, learning what your average Real Estate Agent or Attorney may
never learn. I have built and managed a multistate Mortgage Loan Office &
Real Estate Company. I have personally bought and sold Millions of Dollars in
Real Estate. I have gained my knowledge by personally experiencing life as a
Realtor, a Homeowner, an Investor, A Borrower, and most recently a
Foreclosure & Short Sale Negotiator working for “The Bank”. I want you to know that I have been exactly where you
are. Along with many Real Estate Professionals, in 2007, the mortgage and
real estate crash hit me like a Tidal Wave. My income in 2008 was less than
10% of what it was years before. My relationships and my sanity were tested.
As the letters and Payment Due notices began to flood my mail box, I began
the process of negotiating multiple loan modifications and short sales with
no less than 6 different banks. Many times I hung up the phone screaming. My
industry had changed, and I needed to grow through the change. In 2010, I went to work for one of the largest buyers
of Distressed Mortgage Loans in the country. If you have a HUD loan in
foreclosure, chances are this company either already owns your loan, or is
looking to buy it shortly. Everybody (Banks, Borrowers, Realtors)
called us to bail them out. I worked daily with investors spending millions
in the Secondary Mortgage Market to buy, sell and Foreclose on home loans
like yours. I was the person who calls you looking for a payment. If you
called in, I was the person who collected your information and decided to
give you a Loan Modification or send your file to the “Foreclosure
Department”. If your Realtor called in asking for a Short Sale offer to be
approved… They would talk to me. I know what your lender knows, and I have decided to
share it here in an easy to understand plain English format. I hope you find
